Size of the development
50 units = base price. Below 30 units, the fixed design cost is spread over fewer apartments. 100+ units, economies of scale of up to -10%.
Package variants
Every apartment with the same package = cheaper. A mix of Essential/Comfort/Premium = slightly more expensive because of differentiated commissioning per buyer.
Complexity of the finishes
Standardised apartments = stable price. Mixed finishes (penthouse + studio + duplex) = more time for personalisation per buyer.
Timing of our entry
Before plastering = -15% cabling cost. After finishing = wired KNX is no longer an option, only premium wireless.
