How to choose
between KNX, Wi-Fi and Zigbee?

The smart home industry is full of competing standards. Below we compare five of them on the criteria that matter five years after installation: reliability, vendor lock-in, cost, scalability, support.

Recommendations by scenario

Which protocol for what.

For every situation the winner is different. This is how we decide at 2Smart House.

01

Villa under construction

Wired KNX, always. Plus DALI if you want professional lighting. The foundation for 20+ years.

02

Apartment under construction

Wired KNX. Low incremental cost while the finishes are open, major benefit to the apartment’s value.

03

Lived-in apartment

Zigbee or Matter over Thread. Retrofit without opening up the walls. Covers 80% of the usual scenes.

04

Rental / temporary

Matter over Wi-Fi. Portable devices you take with you. No changes to the apartment.

05

Restaurant / commercial space

Standalone DALI for lighting plus dedicated access control. Wireless only for extensions.

06

Residential development (B2B)

Wired KNX, without exception. Schematics are documented, systems are handed over, the developer has a clear ROI.

07

Tight budget, basic smart

A Matter / Zigbee package at half the price. Real limitations, but functional for lights and a thermostat.

08

Smart home + Apple HomeKit

Matter over Thread, native integration. Or KNX + a Matter gateway for the best of both.

Bottom line

For our clients: KNX during construction, Zigbee/Matter for retrofits.

That is the simple rule. The rest are details we discuss at the first visit. Wi-Fi smart home (Sonoff, Tuya, Yeelight) is not in our portfolio — we do not turn away clients who use them, but we do not install them ourselves.

Frequently asked questions

What we get asked most often.

Which is better: KNX, Zigbee or Wi-Fi smart home?+
It depends on the project. KNX is a wired standard — 20+ years of reliability, recommended during construction. Zigbee is an open wireless mesh — for retrofits without opening up the walls. Wi-Fi smart (Tuya, Sonoff) is cheap to start with but depends on cloud servers that can be switched off. Short rule: KNX during construction, Zigbee for retrofits.
What does “vendor lock-in” mean and why does it matter?+
Vendor lock-in means your system depends on a single manufacturer. If that manufacturer shuts down or raises its prices, you are stuck. KNX (an open standard with 500+ compatible manufacturers) and Zigbee (an open-source standard) have no lock-in. Wi-Fi smart from Tuya or Sonoff has heavy lock-in — the devices stop working if the manufacturer closes its cloud.
Why don't you install Z-Wave?+
In 2026 we withdrew Z-Wave from our offer. Zigbee covers the same scenarios (wireless mesh, AES-128 security) with a larger ecosystem of manufacturers — Philips Hue, IKEA, Aqara, Bosch, Schneider — and is natively compatible with Matter.
Can I mix KNX with Zigbee in one house?+
Yes — it is our recommended setup for hybrid retrofits. Wired KNX forms the foundation (main lighting, climate, security). Zigbee adds extensions that cannot be wired (decorative bulbs, extra sensors, plugs). Everything is controlled from a single app through a KNX-Zigbee gateway (Thinka, Schneider, 1Home).
Will Matter replace KNX in the future?+
No. Matter (2022, backed by Apple/Google/Amazon) solves interoperability between consumer smart home ecosystems. KNX is a building automation standard with professional-grade performance and reliability. Matter and KNX coexist — KNX-Matter gateways integrate Matter devices into a KNX system.
How do I decide for my project?+
Short answer: (1) new build or major renovation → KNX; (2) finished apartment, you want smart without opening the walls → Zigbee + a Matter gateway; (3) tight budget, only lights and a thermostat → Matter over Wi-Fi or Thread. Call us for 15 minutes and we settle 80% of the variables.
